Amending El Segundo's Zoning Code to honor Senate Bill 9 while addressing community concerns about urban lot splits negatively impacting the character of existing single-family residential neighborhoods.

New standards for lot splits addressed site access, setbacks, floor area ratios, area definitions, and roof forms--all formed to relate new construction under SB 9 to existing residences. The standards differ based on the width of the R-1 lot. An infographic explaining how urban lot split requirements work in El Segungo was developed at the end of the project.
